    The Five Places Houston Roofs Actually Leak

    • Pipe boots and vent penetrations. The rubber collar cracks under Gulf Coast UV, usually between years 8 and 12. This is the single most common Houston leak source and the cheapest to fix.
    • Chimney and wall flashing. Step and counter flashing separate as the structure moves. Caulk over the joint is a six-month fix; replacing the flashing is a permanent one.
    • Valleys. Where two slopes meet, water volume concentrates. Debris dams and nail penetrations in the valley metal put water under the shingles.
    • Wind-lifted shingles. A tab that lifted in a gust may reseal visually but leaves the nail line exposed to driven rain from the next storm.
    • HVAC and attic penetrations. Add-on units and bath fans installed without proper flashing are a frequent leak source in remodeled Houston homes.
