    Flashing is the metal that carries water away from every place the roof plane is interrupted — chimneys, sidewalls, valleys, skylights, and dormers. It is the most common leak source on Houston homes after pipe boots, and the most commonly repaired incorrectly.

    The wrong fix is a bead of caulk over the joint. It buys one dry season, then cracks and traps water behind it. The right fix replaces the step and counter flashing so water is shed mechanically, which is how flashing is designed to work.

    Chimney flashing on masonry usually requires cutting a new reglet for the counter flashing — that is the difference between a repair that lasts and one that fails next spring.

    Where Houston Flashing Fails

    • Chimney counter flashing. Mortar joints erode and the counter flashing pulls out of the reglet. Surface-sealed flashing is a temporary measure at best in Houston's freeze-free but high-movement climate.
    • Sidewall step flashing. Where a roof meets a vertical wall, individual step pieces must interleave with each shingle course. Continuous L-metal installed instead is a guaranteed future leak.
    • Valleys. Valleys carry the highest water volume on the roof. Debris dams, nail penetrations, and corroded metal all put water beneath the shingles.
    • Skylight curbs. The head flashing above a skylight takes the full runoff of the slope above it. Once it lifts, water enters directly at the curb.

    2. Remove the surrounding shingle courses so new flashing can be properly interleaved.
    3. Install correctly sized step and counter flashing, cutting a reglet where masonry requires it.
