Roof flashing is sheet metal (typically aluminum, galvanized steel, or copper) installed at transition points on your roof — anywhere two surfaces meet or where penetrations exist. These transition points are the most vulnerable areas of any roof system, and proper flashing is essential to keeping water out.
Common flashing locations include chimney-to-roof intersections, vent pipe boots, skylight perimeters, wall-to-roof junctions, roof valleys, drip edges, and step flashing along dormers and sidewalls. Each location requires specific flashing techniques and materials.
Common Flashing Problems in Houston
Houston's climate is particularly hard on roof flashing. The extreme heat causes metal flashing to expand and contract daily, gradually loosening nails and separating caulk seals. Over time, this creates gaps where water can penetrate.
Corrosion is another common problem. Houston's humidity and occasional exposure to salt air can cause galvanized steel flashing to corrode, especially at cut edges where the protective coating has been removed. Pipe boot flashing — the rubber or neoprene collars around plumbing vent pipes — deteriorates rapidly in Houston's UV-intense environment.
Storm damage can also displace or damage flashing. Wind can lift step flashing out of position, and hail can dent counter-flashing, breaking its seal against the wall or chimney surface.
